Finding a Property
Where can I view your available properties?

Our latest properties to rent are advertised on our website, Rightmove, Zoopla and OnTheMarket. As new properties become available, we recommend checking these platforms regularly. Please also subscribe to our social media platforms as we regularly produce video content for new listings.

Yes. Fill in the enquiry form on the property listing or contact our lettings team directly to arrange a viewing. All contact details are on the 联系我们 参阅。

A member of our team will be in touch as soon as possible during business hours to arrange your viewing or answer your enquiry.

In some circumstances, this may be possible, particularly for applicants relocating from overseas. Please contact our lettings team to discuss your requirements. All contact details are on the 联系我们 参阅。

We have virtual tours for selected properties which you will be able to find on the property listings. Virtual viewings may be available on request, particularly for applicants relocating to the UK or from elsewhere in the country.  Please contact our team to find out whether this is available. Yes. If you’re unable to attend in person, a trusted representative may be able to view the property on your behalf. Please let our team know in advance.

Most viewings take about 15 minutes, depending on the size of the property and any questions you may have.

What happens after my application is accepted?

You will need to pay a holding deposit to reserve the property when you put your offer forward, this is later deduct from the first month’s rent payable. Once your offer has been accepted, you’ll receive an invitation from Goodlord to begin the referencing process.

Goodlord is a lettings and property management platform that we use in order to streamline our rental process . You’ll use it throughout your application and move-in process to:

  • Submit your referencing information
  • Verify your identity
  • Sign your tenancy agreement electronically
  • Pay your deposit and move-in monies
  • Access your tenancy documents

You’ll receive a series of emails from Goodlord throughout your application, including updates on referencing, tenancy agreements, payments and move-in. Each email will explain the next steps and any actions required.

Depending on your circumstances, you may be asked to provide:

  • Proof of identity
  • Proof of income
  • Bank details
  • Employment details
  • Previous landlord details (where applicable)
  • Right to Rent documentation
How long does referencing take?

The length of the referencing process depends on how quickly references are returned. Most applications are processed within a few working days. To ensure a quick turnaround time, where tenants are able to, it is advised to connect to the open banking referencing option.

You can log into your Goodlord Tenant Portal to track your referencing progress and upload any additional documents if requested.

If a guarantor is required, Goodlord will guide you through the process. Depending on your circumstances, you may be able to nominate a personal guarantor or use a professional guarantor service, such as Goodlord Guarantor. Goodlord Guarantor and Rent Guarantor services are available for overseas and internal tenants to make use of.

Being self-employed won’t necessarily prevent you from renting a property. Additional documentation, such as recent accounts or proof of income, may be requested during referencing.

When will I sign my tenancy agreement?

Once your referencing has been approved, you’ll receive your tenancy agreement through Goodlord to sign electronically before your move-in date.

You’ll be invited to pay your security deposit before paying your move-in monies. Goodlord will notify you when each payment is due.

Once your tenancy agreement has been signed, Goodlord will provide instructions for paying your move-in monies before your tenancy begins.

Yes. Once all parties have signed the agreement, you’ll receive a fully signed copy together with any relevant tenancy documents.

Your tenancy documents are securely stored within your Goodlord Tenant Portal and can be accessed whenever you need them.

A check in inventory will be arranged for your property which will be booked on the day of your move in. The keys will be released as part of this process.

We work with Just Move In, a complimentary home setup service that can help arrange utilities and home services before you move into your new home, including:

  • Council Tax
  • Gas and electricity
  • Water
  • Broadband
  • Home insurance

 

They will contact you prior to your move in to discuss their home set-up service.

Right to Rent checks are a legal requirement for most privately rented homes in England. They confirm that each adult aged 18 or over who will live at the property has the right to rent in the UK.

Yes, if the property will be your main home in England. Every adult occupier aged 18 or over must complete a check before the tenancy begins, including anyone who is not named on the tenancy agreement.

The documents required depend on your nationality and immigration status. For example:

  • British and Irish citizens can usually provide a valid passport or Irish passport card.
  • If you have an eVisa, you will usually need to generate a Right to Rent share code through your UK Visas and Immigration (UKVI) account.
  • Other documents may be accepted in certain circumstances.

 

We will let you know what is required and how to provide your documents as part of your application.

Yes. We regularly support tenants relocating to the UK. Please let our lettings team know as early as possible so we can advise on the documentation required for your circumstances.

Who will be my main point of contact?

Once you’ve moved in, a member of our Property Management team will introduce themselves and provide their contact details. They’ll be your main point of contact throughout your tenancy.

All maintenance requests should be submitted through Fixflo, our 24/7 online maintenance reporting platform. Please find the reporting link here.

Using Fixflo, you can:

  • Report maintenance issues 24/7
  • Upload photographs and videos
  • Provide detailed information about the issue
  • Track the progress of your repair
  • Receive updates as your report progresses

 

Maintenance issues can be reported outside office hours which helps to ensure emergencies are not missed. This service should only be used for a loss of heating, hot water or power, or for a serious leak.

Fixflo is our 24/7 online maintenance reporting platform, allowing you to report repairs at any time, upload supporting photographs and videos, and track the progress of your maintenance request from submission through to resolution.

Your report will be reviewed by our Property Management team. Where necessary, an approved contractor will be instructed, and you’ll receive updates through Fixflo as your repair progresses.

If you experience an emergency outside office hours, please follow the emergency contact instructions provided in your tenancy information. If the emergency is a threat to life in any way tenants should contact the relevant emergency services.

Your Property Manager will provide your rent payment details before your tenancy begins so you can set up a regular standing order and will be available to answer any questions regarding future payments.

Any alterations or decoration require the landlord’s written permission before any work is carried out.

If you’d like to keep a pet during your tenancy, please contact your Property Manager before making any arrangements. Requests are considered on behalf of the landlord in line with your tenancy agreement and current legislation.

No additional occupiers to the ones on the lease should move into the property without the landlord’s prior written permission.

No. You may not sublet the property or allow another person to occupy it without the landlord’s prior written consent.

Please contact your Property Manager as soon as possible. Depending on the circumstances, charges may apply for replacement keys or locksmith attendance.

How do I end my tenancy?

If you wish to end your tenancy, please contact your Property Manager, who will explain the necessary requirements and guide you through the next steps. A tenants notice period to end their tenancy is 2 months.

Once you’ve vacated the property, a check-out inspection will compare the property’s condition against the original inventory. This helps determine whether any deductions from your deposit are required.

Before returning your keys, please ensure you:

  • Remove all personal belongings
  • Take final meter readings
  • Leave the property clean and tidy, in the same condition that it was handed over to you
  • Return all sets of keys
  • Provide a forwarding address if requested

Once the check-out inspection has taken place and any proposed deductions have been agreed, your deposit will be returned through the relevant tenancy deposit scheme. If there is a dispute regarding any deductions, the process may take longer while the matter is resolved.
